Healthcare delivery continues to shift away from centralized hospital campuses and toward outpatient facilities located closer to where patients live, work, and manage their daily routines.

The data confirms the strength of this shift:

• Medical outpatient building occupancy reached a record 92.7% in late 2025.
• Eight of the ten fastest-growing healthcare service lines are outpatient-focused.
• Health systems accounted for 46% of the medical outpatient leases tracked by JLL in 2025.
• CBRE found that the number of leases signed by outpatient surgery centers increased 145% between 2022 and 2025.

The opportunity is significant—but healthcare site selection requires much more than finding available space near a residential community.

A strong outpatient location must be evaluated based on:

• Patient demographics and projected population growth
• Age distribution and demand for specific medical services
• Accessibility, parking, visibility, and traffic patterns
• Insurance coverage and payer mix
• Competition and existing provider capacity
• Proximity to referral networks and complementary services

CBRE notes that strategic healthcare site selection should consider demographics, accessibility, competition, and organizational objectives. JLL similarly emphasizes the use of patient data, demographics, payer mix, and site-of-care information when evaluating outpatient expansion.

The future of healthcare may be outpatient—but the success of an outpatient facility will still depend heavily on where it is located.

Before opening, expanding, or relocating a clinic, practice, urgent care center, or specialty facility, the question is not simply:

“Is this space available?”

The more important question is:

“Can this location support the patients, services, and long-term performance of the practice?”
